Seller Representation & Pricing

The value of seller representation is in the guidance you receive: how your home is prepared and priced, how offers are evaluated, how terms are negotiated, and how problems are handled before closing.

At Todd Hower Realty, you receive full-service representation built around those responsibilities. Our recommendations are grounded in evidence, experience, and your interests. That includes telling you what the market supports, even when it is different from what you hoped to hear.

What you pay

Our flat fee reflects our belief that compensation for seller representation should be tied to the work performed rather than increase simply because your home sells for more.

$750 Listing Launch Fee

Paid upfront. Covers listing preparation, MLS entry, compliance, and coordination of professional marketing assets.

$9,000 Seller Representation Fee

Paid at closing, regardless of your home’s sale price.

Covers seller representation throughout your sale, including pricing guidance, market-response review, offer evaluation, negotiation, communication, and contract management through closing.

Your total fees to THR are $9,750 when your sale closes. The $750 launch fee is additional to the $9,000 closing fee. Photography and selected property media are paid separately.

What your representation includes

Your representation begins before your home reaches the market and continues through closing.

Before your home goes on the market

We begin with your goals, timing, and property. You receive preparation recommendations and a pricing strategy informed by comparable sales, current competition, and the features buyers will evaluate.

We coordinate your listing and professional marketing assets so your home enters the market with a considered plan.

While your home is listed

Showing activity, buyer feedback, and changes in competing listings help us assess the market’s response. You receive candid guidance about what that response means and whether to adjust your positioning.

When an offer arrives

The highest price is only one part of an offer. Financing, contingencies, requested credits, deadlines, and possession terms also affect your decision.

We help you understand the tradeoffs, evaluate the offer as a whole, and negotiate with your priorities in mind.

From contract to closing

We manage deadlines and communication, help you evaluate inspection requests, and work through issues that arise during the transaction. You receive guidance as decisions come up and coordination with the parties involved through closing.

Professional photography and property media

Your home’s presentation deserves the same care as its pricing.

Photos give buyers an early opportunity to understand your home’s spaces, condition, and setting. The right images show what makes the property worth considering and help buyers decide whether to schedule a showing. Preparing the home and planning the photography work together.

We place a strong emphasis on professional photography and recommend additional media when it helps explain the property. Aerial photos can show the lot and surroundings. A floor plan helps buyers understand how spaces connect. Video and a 3D tour can add perspective that still photos alone may not provide.

Our usual recommendation is expanded photography and media coverage starting at $634, including:

  • Up to 30 professional photos
  • Up to three aerial photos
  • A property website
  • A 2D floor plan
  • A highlight video
  • A social media photo reel

Current pricing for this coverage ranges from $634 to $689 for homes up to 9,000 square feet.

More basic photography and floor-plan coverage starts at $319. More extensive coverage, including additional photos, a 3D tour, and cinematic video with aerial footage, starts at $1,174.

We discuss which coverage fits your home and confirm the cost before scheduling. Media is paid separately from THR’s fees. Prices and available services may change.

How buyer-broker fees fit into your costs

The buyer’s brokerage compensation is established in a written agreement between the buyer and their broker. A buyer may request that you contribute toward those fees in an offer.

Any seller contribution is negotiated through the offer and is separate from THR’s fees. We help you evaluate that request alongside the price and other terms before you decide what to accept, reject, or counter.

Brokerage compensation is negotiable. There is no required commission percentage.

Understanding your selling costs and proceeds

THR’s fees and professional photography are part of your overall selling costs. Depending on your property and the terms of your contract, other costs may include title insurance, escrow and settlement fees, document preparation, recording, a survey, HOA charges, a residential service contract, repairs, and negotiated buyer credits.

Before you make decisions about your sale, it helps to understand how those expenses affect your estimated proceeds. We prepare a personalized seller net sheet using an anticipated sale price and the costs relevant to your property. As offers arrive, we can update that estimate to help you evaluate how the proposed terms affect what you receive.

If you are comparing brokerages, consider each proposal’s total fees, separate expenses, and included services. A useful cost comparison uses the same sale price and shared closing-cost assumptions while accounting for differences in what each brokerage includes.

Your net sheet is an estimate, not a guarantee. Actual costs depend on your contract and closing arrangements. Mortgage payoff and property-tax prorations should also be considered when determining the amount you expect to receive at closing.

Discuss your home and your estimated proceeds

A consultation starts with your goals. We can discuss preparation, pricing, and the work your sale will require, then prepare a seller net sheet for your circumstances.
